Terms & Conditions

1. Scope

These Terms & Conditions govern the use and booking of Quinta Ninho de Santa Luzia, located in Monte Córdova, Portugal. By making a reservation, guests confirm that they have read, understood and accepted these Terms & Conditions.

2. Bookings

A booking is confirmed once the required payment has been made and the booking confirmation has been issued. The person making the booking must be at least 18 years old and is responsible for all guests included in the reservation. The number of guests must correspond to the number stated at the time of booking. Any changes must be authorised in advance.

3. Payments & Security Deposit 

Payment terms, including the deposit and deadline for payment of the remaining balance, will be stated at the time of booking. A security deposit is required to cover any damage, loss, misuse of the property or additional costs arising during the stay. The minimum security deposit is: 2-night stays:€350 / 1-week stays: €500 For stays of different lengths, Quinta Ninho de Santa Luzia may determine the security deposit according to the duration of the stay and number of guests. The security deposit will be returned after check-out and inspection of the property, provided there are no damages, losses or additional costs to be deducted.

4. Cancellations

Bookings made at Quinta Ninho de Santa Luzia are non-refundable. In the event of cancellation, changes to the booking or no-show, any amount already paid will not be refunded, regardless of the reason. In exceptional circumstances, any change to this policy will be considered at the sole discretion of Quinta Ninho de Santa Luzia.

5. Check-in & Check-out

Winter:check-in from 3:00 PM | check-out by 6:00 PM Summer:check-in by 5:00 PM | check-out between 9:30 AM and 10:00 AM. Times may be adjusted subject to availability and prior approval. At check-out, the house must be left reasonably tidy and clean. Excessive cleaning resulting from improper use or excessive dirt may incur an additional charge, which may be deducted from the security deposit.

6. Use of the Property

Quinta Ninho de Santa Luzia is intended exclusively for leisure stays and use by registered guests. Parties, events or any activities that may cause disturbance are not permitted without prior written authorisation. Guests agree to use the property, furniture, equipment and outdoor areas with care and responsibility. Any behaviour that may endanger guests, the property or its surroundings is strictly prohibited.

7. No Smoking

Smoking is not permitted inside Quinta Ninho de Santa Luzia.Any damage, persistent odour or additional cleaning required as a result of violating this rule may incur additional charges.

8. Events

Weddings, celebrations, photo shoots, corporate events or any other events must be agreed with the Quinta in advance. Specific terms, prices and conditions may apply depending on the type and size of the event.

9. Swimming Pool & Tennis Court

Use of the swimming pool and tennis court is entirely at the guests' own responsibility. Children must always be supervised by an adult in outdoor areas, particularly around the swimming pool. The swimming pool is not supervised by a lifeguard. Guests must follow all safety instructions provided at the property.

 10. Pets

Pets are welcome subject to prior approval. Guests are responsible for their pets' behaviour and for any damage or additional costs resulting from their presence at the property. Pets must not be left unattended in circumstances that may cause damage, disturbance or risk to others.

11. Damage & Loss

Guests are responsible for any damage caused to the property, furniture, equipment or outdoor areas during their stay as a result of improper use, negligence or irresponsible behaviour. Any damage must be reported to the property as soon as possible. Repair, replacement or additional cleaning costs may be deducted from the security deposit, where applicable.

12. Noise

& Respect for the Surroundings Guests are kindly asked to respect the tranquillity of the property and its surroundings. Excessive noise should be avoided, particularly during night-time hours. Guests are expected to respect neighbours, nature and animals on the property and in the surrounding area.

 13. Safety

Guests are responsible for keeping doors, gates and access points properly secured when necessary. Any situation that may pose a safety risk must be reported to the Quinta immediately.

 14. Liability

Quinta Ninho de Santa Luzia cannot be held responsible for accidents, injuries, loss or damage resulting from improper use of the facilities or failure to follow safety instructions, without prejudice to any liability imposed by applicable law. Guests must use the property and its facilities responsibly and in accordance with the rules provided.

15. Data Protection

Personal data provided as part of a booking will be processed in accordance with applicable data protection legislation and used for the management of the booking, communication with guests and compliance with legal obligations.
